DUTIES and RESPONSIBILITIES
Plan and perform skilled work at the journeyman level in two or more trades to perform a variety of duties related to the preventive maintenance, repair, modifications and replacement of equipment, systems, and infrastructures for the University and Campus Facilities. The work involves responding to and resolving utility related maintenance and operations issues as related to utility infrastructures and components. The work will also include both scheduled preventive maintenance and corrective maintenance and modifications along with the unscheduled and emergency maintenance repair that occurs with the work.
Work will involve performing assigned preventive maintenance work in addition to responding and resolving maintenance utility operation issues, problems and failures that occur. Work involves proficiency in different trades with working conditions and lead work exercised differing by assignment and job requirements. Work to be performed with minimal supervision making necessary adjustments to provide Facility maintenance and operations services. Provides support to other Maintenance shops and Physical Plant departments as the conditions warrant.
General
Apply varied trade skills to assure utility systems components, fixtures, equipment and distribution systems operate as designed and intended and are maintained and repaired as identified by work order, preventive maintenance schedules, problems as reported, emergency work orders, or specific assignments by supervision in compliance with manufacturers specifications, Departmental guidelines, codes, PA Labor & Industry regulations, trade practices, blueprints, shop drawings and schematics to acceptable standards for all utility systems and facilities utilities infrastructure. Minimizes component or system downtime and maximizes component or system reliability.
Maintain and participate in the development, implementation and execution of the schedule of preventive and general maintenance services for each item of equipment, system and facilities to minimize breakdowns and failures and to insure prolonged life, usefulness, and safety. Exercises technical independence in determining work methods and procedures.
Perform periodic equipment and systems condition inspections; provide first response to requests for maintenance services for each assigned item of equipment, systems and infrastructure. Complete immediate repairs and corrections and participate in major or extended repairs as required. Maintain current inventory of all assigned equipment and systems including the location and operational status of each item
Erect rigging, scaffolding and shoring, haul and erect ladders, clean equipment and repair equipment as assigned. Operate motor vehicles, lifts and operational equipment.
Maintain upkeep of assigned spaces, work vehicles and common equipment and assures they are outfitted for work efficiency and effectiveness and maintains them in a manner consistent with cost effectiveness and safety as well as applicable University requirements. Maintain a current inventory of shop stock, materials, tools and equipment including the location, status, and on-hand quantity to assure adequate inventory levels. Collects, prepares maintains and submits written records, reports, schedules of work performed and labor and material data as required.
Maintains current status of job orders utilizing a web based computerized maintenance management software program. Utilizes blueprint and manufacturer equipment data reading skills to locate applicable requirements and schedules. Forecasts major repair requirements and provide recommendations to supervisors for replacement of equipment; systems and or facilities based on maintenance repair histories. Work may involve problem determination and correction of controls and/or sensors on-site, or through a digital panel with controls relayed through an automated pre-programmed computer building energy management system.
· Heating
Perform inspections, preventive maintenance, repair installation, and troubleshooting of heating,, steam and hot water control and distribution equipment, components, air compressors, fans, louvers, dampers, filters, motors, pumps, automatic controls and operators and systems.
· Plumbing
Perform inspections, preventive maintenance, repair, installation and troubleshooting of utility plumbing distribution systems and appurtenances including but not limited to back-flow preventers, valves, pumps, piping, piping systems and associated plumbing and wastewater discharge equipment. Uses tools and equipment related to the trade.
· Electrical
Perform inspections, maintenance, repair and troubleshooting of electrical components as related to heating equipment and distribution systems, including but not limited to, exhaust motors, fans, air compressors, automatic valves, operators and control systems as assigned.
· Miscellaneous
Perform inspections, preventive maintenance, repair and troubleshooting and other duties related to the maintenance, repair, improvement, and installation of equipment, systems, and structures in the University Buildings and Campus Facilities as assigned and required as determined by the Physical Plant Management based on priorities, staffing, scheduling, capacity and operational situations
May functions as lead worker assisting in various phases of the work by directing work, providing assistance, conducting on the job training and reviewing the work.
