Community Manager
Chincoteague Bay Trails End Association (CBTEA) is in search of a highly motivated
Community Manager. CBTEA is a gated waterfront community with a diverse population of
year-round residents and seasonal owners, located in Accomack County, Virginia. The
Association is governed by Articles of Incorporation, Covenants, and By-laws; overseen by a
Board of Directors and offers a competitive salary and comprehensive benefit package to the

Summary:
- Serves the Board of Directors and the overall Association to protect and enhance the
value of the collective assets and the perception and quality of life in the community. - Is responsible for overseeing day-to-day management operations and achievement of
stated long-range goals of our Camp Store, Administration Office, Maintenance and
Security Department Managers. - Provide administration management for Water Utility Company.
- Develops and maintains positive property owner relations by promptly responding to
property owner concerns and requests for property services. - Interfaces with Board of Directors regarding budgets, operations, and technical
services. - Maintains monthly reports and communications with the Board of Directors.

Management and Leadership:
- Manage a diverse team consisting of CBTEA's employees and third-party
vendors/contractors. - Maintains an emergency evacuation plan and provides regular training of employees for
any emergency evacuation procedures deemed necessary through government actions. - Coordinates and assists with department managers.
- Completes special projects that may be assigned by Board of Directors.

Budget and Planning:
- Communicates with accountant to prepare an operating budget along with maintaining
capital and reserve budgets. - Directs employees to identify departmental needs, then analyzes resulting data and
makes recommendations for approval. - Manages expenses to stay within the prepared budget with regular oversight.

Maintenance, Security, Camp Store and Water Utility Company Services:
- Ensures efficient delivery of services and maintenance of the property.
- Conducts inspections of Trail's End assets on a scheduled basis with the Maintenance
Manager and provides guidance as necessary. - Ensures equipment and building systems follow all local, state and federal code
requirements. - Coordinates with the Trails End Utility Company to facilitate providing water
services throughout Trails End. - Ensures efficient delivery of contract services and maintenance of the CBTEA
property by negotiating, coordinating and implementing maintenance contracts under
the direction of the Board of Directors. - Operations including, CBTEA's Security, Camp Store, Clubhouse/Pool area,
Bathhouses, Laundromat and rentals of campsites and Restaurant. - Coordinates efficient and effective Camp Store operations to provide reliable and
cost-effective products for Property Owners and guests. - Coordinates maintenance of the Marina and Crabbing Pier Areas for use by our
owners and their guests
- Bachelor's Degree preferred or employment equivalent of five years relevant
experience. May accept an equivalent combination of education and experience. - Hold a CPM (Certified Property Manager) certification. A CMCA (Certified Manager
of Community Association) certification and/or a PCAM (Professional Community
Association Manager) certification would be an added plus. - Proficient in Microsoft Office and QuickBooks Online.
- Must have a strong financial background
- Experience in building operations, financial operations, and budgeting.
- Ability to comprehend, analyze, interpret data presented in multiple formats.
- Strong customer service skills.
- Proven leadership ability.
- Strong communication skills and demonstrated ability to maintain successful business
relations. - Ability to work in dynamic environment, meet deadlines, and handle multiple projects
simultaneously. - Thorough knowledge of federal, state, and local laws pertaining to fair housing and
employment law including VA POAA, Non-stock Corporation Act, and HUD
regulations, including dealing with CBTEA engaged attorneys. - Flexibility to respond to community needs during non-business hours

hearing, talking, and lifting up to 10 pounds and are representative of those that must be met by
a team member to successfully perform the essential functions of the job. Reasonable
